Despite all the difficulties of the pandemic in 2020, medical office transaction activity still kept pace with previous years. Total sales volume cleared $11.2B and these top buyers represented almost half (46%) of that total. Each buyer approached their acquisitions differently – some like Remedy Medical Properties and Invesco mostly acquiring large portfolios and others like Montecito, HR & Anchor Health acquiring individual properties, many as sale leasebacks from provider groups. Interestingly, physician groups made up 13% of the sales volume in 2020, whereas hospital systems only represented 5%. Stay tuned for more trends and interesting developments as we progress into 2021!
