Will Cap Rates Continue to Compress?

We have continued to see cap rates compress throughout the first quarter of 2022. The median has gone up slightly, but overall, the trend is still downward. With strong transaction volume at the end of 2021 and the start of 2022, competitive pricing remains. The lowest percentile is down to a rate of 3.4%. Whether cap rates will continue this trend throughout the rest of 2022 is up for debate. We ran a poll during our recent quarterly subscriber webcast and here are the results.
