Which Markets have the Largest Construction Pipeline Relative to Their Size?

June 27, 2024 by Stephen Lindsey Topics: Construction/Development

Typically, when we report the top construction markets, markets are ranked by the total square footage that is under construction. In the table below, we are instead sorting by this number relative to the market size. This highlights some of the smaller markets that have a lot of supply growth in the pipeline. Madison, WI topped the list with 551,700 square feet of MOBs under construction, equivalent to over 16% of its existing inventory. If we focus on the CBSA Size Rank, we can see that the largest market on the list is Baltimore. Baltimore ranks 20 by size and has MOB construction equal to 8.6% of its inventory. Other sizeable markets that made the list are Orlando and Sacramento, which are the 22nd and 26th largest MOB markets. Florida has four different markets that are on this list, which says a lot about the growth of their healthcare demand.
