Hospital Construction Booming in Philadelphia

Hospital construction across the US is in the midst of a delivery spike as many projects, both new hospitals and additions, open this year. We are on track to open 60% more this year than 2018, although some later year projects may delay opening until 2020. Much of this is coming from Texas and California, the former having no CON restrictions and plenty of space and the latter coming up on the deadline to become compliant with the Seismic Safe Act. I find there’s never a trend without some underlying surprises though and the uptick in hospital construction is no exception. As of the end of 2018 Philadelphia had the largest under construction hospital pipeline of any metro with 4.4 Million square feet and 14 projects under construction, almost double the square footage of the runner up, Washington DC. If you were to ask me which metro I thought would have the most hospital construction, Philadelphia is certainly not the first to come to mind. Of the 14 projects, 7 are scheduled to open this year. Main Line health just opened a new 256K SF patient pavilion at their Bryn Mawr campus which will convert all double occupancy rooms to private, add a new labor and delivery unit as well as 12 operating rooms. Main Line will also be renovating and tripling the size of their emergency room at the Lankenau Medical Center location. All of these efforts are designed to further modernize Main Line and give them greater ability to handle increasing patient volumes and acuity.  Inspira is opening a brand new hospital at Mullica Hill later this year which will comprise of 465,000 square feet of space on a 100 acre campus. This will replace their current Woodbury location, which will remain open as a freestanding ER and outpatient services. Crozer-Keystone is also expanding at two of it’s locations with a bigger emergency room and additional beds to accommodate growth in admissions. The consensus seems to be there is a need to modernize and expand for growing demand from a more discerning demographic. What does construction look like in YOUR market?
