Revista has updated the size and scope of the Medical Real Estate Sector (MRE or HCRE). The October 2026 update shows that the HCRE sector (all inpatient and outpatient real estate) contains roughly 3.6 million square feet (SF) and carries a valuation of $1.6 trillion (T). For the first time the US Hospital real estate sector’s valuation has crossed the $1T mark. The outpatient or medical office (MOB) sector has a valuation of $567 billion (B) which translates to a per square foot valuation of $345. Revista uses actual costs, current capitalization rates, current rent averages and vacancy rates to calculate the cost of the outpatient or MOB sector. Overall, the valuation of both sectors has increased since our last size and scope update. This Is due to new construction, conversions, new properties, and increases in construction costs and rent inflation.
