A Look at 1Q25’s highest occupied Medical Office Market

The first quarter of 2025 is in the “books” for the medical office sector.  Which market took honors for being the highest occupied Medical Office (MOB) market in 1Q25? 

Asheville, North Carolina

That’s right!  With a 1Q25 occupancy of 96.9%, Asheville NC is the highest occupied market of the largest 125 metros RevistaMed tracks each quarter.  Asheville, which is still recovering from the effects of Hurricane Helene in September of 2024, can find strength within its healthcare market and within the MOB sector.

Mission Health is the dominant healthcare system in Asheville.  HCA acquired Mission Health in February of 2019 and has since instituted several changes in the market.  While discontinuing some services at its main campus, HCA has invested in delivering care to the surrounding community by opening a 24/7 freestanding emergency room in South Asheville.  HCA is also planning to start construction on a freestanding ER in West Asheville along Cromwell Road.  Advent Health had opposed HCA’s expansion into west Asheville but the project was nonetheless approved in March of 2025. 

While HCA and Mission Health dominate the immediate Asheville market, Advent Health and UNC Health control the Hendersonville NC healthcare market.  Hendersonville is located about 30 minutes south of Asheville.  Advent is opening a 60,000 MOB near its campus in Hendersonville.
