Which MOB Markets have the Most Concentrated Ownership?

To answer this, we analyzed how MOB square footage is spread across all the owners in each of the top 125 markets. The chart below lists the most concentrated markets, with Salem, OR being the top of the list. Salem’s high ownership concentration can be attributed to Salem Health owning 45% of the MOBs in the market. Naturally, smaller markets are more likely to have consolidated ownership. We can see this play out in the column CBSA Size Rank, with smaller markets (75-125) being overrepresented. Further, if we were showing the entire list, you would see that the New York Metro, which is number 1 in size, is the least concentrated market.

Despite this, there are a couple of large markets that made this chart, such as Cleveland and Salt Lake City. The biggest owner is typically a large Health System that is the core of care delivery in the market. In Cleveland, half of the MOB square footage is owned by two health systems, Cleveland Clinic and University Hospitals. The same can be said for Salt Lake City, except it is for the University of Utah Health, and Intermountain Healthcare.
