For the first time since Revista began tracking medical real estate transaction volume in 2014, hospital real estate transaction volume is outpacing
medical office volume. Thus far, in the 3rd quarter of 2015, hospital RE transaction volume is running at $2.2 Billion. This is up considerably from a year ago when hospital volume was $0.9B. The Ventas/Ardent Health Services transaction ($1.4B for real estate) and Medical Properties Trust/Capella Healthcare ($600M for real estate) account for the majority of the $2.2B. Overall, transaction volume is running above $3B quarter to date which makes it the second highest quarterly volume behind 4Q14’s volume of $4.3B. There is still time to go in the quarter so keep a running track of medical real estate transaction volume through Revista’s new Transaction Comp Tool.
