MOB Prices Trending Near All Time Highs…

If you feel like medical office pricing is about as high as it can go, you would have a point these days. The current 2nd quarter average price per square foot is running near $330 per square foot for MOBs. You also don’t have to look too far to see evidence of this trend. Recent examples include:

  • ARC recently purchased the Rockwall Medical Plaza, an 18,000 square foot MOB which is 100% occupied by Texas Health Resources and 2 other tenants, for $363 per square foot.
  • The May, 2015 21st Century Oncology / Carter Validus transaction of 20 medical buildings was valued at $177 Million or $531 per SF.
  • RREEF Property Trust purchased 50 Staniford Street in Boston, a 193,000 square foot MOB affiliated with Mass General for $638 per SF.
