Revista Releases the 2025 Top Owners of Medical Real Estate Report

Revista has updated and released to subscribers the 2025 Top Medical Real Estate Owners Report.

The 2025 Top Medical Real Estate Owners Report provides summary and detail analysis on the 50 US largest owners of medical real estate.  Not for Profit hospital/health systems (Non-profit), For Profit hospital/health systems (For-profit) and healthcare focused real estate investment trusts (REIT) that make available year-end balance sheets are analyzed in this report. Data are measured on a gross basis with depreciation backed out.  Additionally, all trend data is representative of the year-end 2024 group of top owners. Key Highlights of the report include:

-Overall, the top 50 owners of medical real estate owned  $537.3 Billion (B) worth of gross, undepreciated real estate at the end of 2024.

-The top 50 owners grew their real estate holdings by 4.1% in 2024 from year end 2023 when it was $516.4B. 

-Kaiser Foundation hospitals was the largest owner of medical real estate at year end 2024 with $56.6B in gross real estate assets. 

-Of the 50 largest owners, BJC Healthcare grew its medical real portfolio the fastest in 2024.  BJC had $3.3B in gross assets in 2024 which was up 46.4% from $3.3B in 2023.

-Of the 50 largest owners, Scripps Health had the highest construction as a percent of overall real estate assets in 2024.  Scripps had $0.9B in construction in progress as of year-end 2024 which equaled 31.1% of its gross real estate assets.
