The annual outpatient development report is now available. Produced with collaboration from HREI (Healthcare Real Estate Insights), the 2026 report covers all the outpatient construction projects that broke ground or completed construction in 2025. Over 21 million square feet of outpatient construction broke ground last year, and over 19 million were delivered to market. Third party developers led 40% of the construction in 2025, the other 60% was developed by the health systems themselves.
One of the key takeaways is that the development environment improved in 2025. The 21 million square feet that broke ground in 2025 is higher than the previous year, which had 18.4 million. Increased third party development created the increase, as new user-developed outpatient facilities were essentially the same year-over-year. The 3 developers with the most activity in 2025 were: (1) Hammes, (2) Realty Trust Group, and (3) NexCore Group.
