The 2026 Revista Medical Real Estate Investment Forum (MREIF) begins next week (the week of February 2) in Rancho Palos Verdes, California. Rancho Palos Verdes lies within the Los Angeles metro area. We thought it would be interesting to check in on a few MOB trends within the LA metro area before the MREIF begins.
The LA metro area (LA and Orange Counties) comprises some 61 MSF of Medical Office (MOB) space. It is the 2nd largest metro area RevistaMed tracks, trailing only the New York metro area. The LA metro is within the top 10 metro areas (of the top 125 metros) in several categories as of 4Q25. LA is the 2nd ranked market for MOB absorption and MOB SF completions. It is the 7th ranked market for construction SF in progress. LA is also the 5th ranked metro for AVG NNN rent level.
The average occupancy rate (4Q AVG) sits at 92.8%. While it is not within the top 10 markets, the occupancy rate has been on the rise within the LA metro area. Its up 40 basis points YOY and it is currently at a cyclical high. Fueling the gains has been strong net absorption in recent years. Net absorption was negative during the pandemic but has been on the rise ever since. Net absorption TTM (absorption TTM – completions TTM) has been averaging over 200K SF since 2022. It currently sits at 256K SF as of 4Q25.
