Nearly 70% of the medical office space in the US is located within the top 100 metro areas. The New York metro area alone makes up close to 5% of the national total. Urban areas contain the bulk of the population and medical space, but there is some variation across the balance between these two numbers. The MOB square footage per person is 5.0 for the Top 50 and Top 100. New York is at the low end, 20% less at only 4.0. Houston is the highest with 6.4. Interestingly, while Houston has significantly more medical space per person, New York has a higher rate of doctors per person. This implies New York is quite efficient with their usage of medical space. Given the price of New York real estate, it makes sense that physicians need to be cost efficient in this area. Another stand out number in this table is the doctor to population ratio for Miami. With 0.81 doctors per 100 people, Miami is about 30% higher than the Top 100 metros as a whole. Out of the ten metros listed in the table, Miami’s proportion of people 65 and older is the greatest, which underlies a higher demand for doctors
